Property Inspections

The Town of Ayer Assessors' Office is required by the Department of Revenue Bureau of Local Assessment to conduct a data inspection of each parcel at least once every ten years.

The Assessors' Office has one employee that participates in an ongoing property inspection program to verify the data used to develop property tax assessments. On-site inspections are conducted throughout the year, as well as for building permits and property sales. During certain periods of the year, the Assessors' office will hire an outside vendor to conduct cyclical inspections and

will announce this on the website and send out letters to residents notifying them that their property will be inspected.

Our Inspector will have a Town-issued photo identification, an Assessors' field card of your property, and their vehicle is on record with the Ayer Police Department. They will take exterior measurements and photos of the house·and detached structures, and will ask to enter the home to verify bedroom and bathroom count, physical condition and quality of construction.

Under no circumstances will the Inspector enter a home uninvited and without being accompanied by an adult resident 21 years of age or older. If you are not available when the Inspector arrives and they need to perform an interior inspection, they will leave a yellow colored door hanger notice stating their name, the reason for the i0spection, and asking you to contact us for an appointment.

A property owner can refuse entry for any reason. However, the Assessors can deny any appeal if they ate not allowed to inspect the property.
